What pre-construction pricing buys you, how the payment plans work, and where D'Avenue starts today.

Puerto Vallarta draws millions of visitors a year to a coastline that pairs the Sierra Madre with the Pacific, and the demand for good places to stay, short term and long term, has stayed high through every cycle. That demand is why pre-construction pricing exists here: a developer sells part of a building before it is finished, at a lower price than the finished product, to fund the build.
What pre-sale pricing buys you
Three things. A lower entry price than the same residence will list for at delivery. A payment plan spread over the construction period, so the capital goes in over months rather than in one payment. And first choice: the whole inventory is open, so you pick the level, the side and the plan you want, instead of what is left.
The trade is time. D'Avenue delivers in September 2027; construction is photographed every month and published on this site, so you watch the building rise level by level while your payments follow the plan.
Three ways to pay at D'Avenue
The list-price plan asks for twenty percent down and eighty percent at delivery, the lightest commitment during construction. The staged presale plan takes thirty percent down, sixty percent in quarterly payments during the build and ten percent at delivery, for seven percent off the list price. The capital-forward presale plan takes eighty percent now and twenty at delivery for the maximum discount, 11.65 percent. Where D'Avenue starts today
The inventory page reads the developer's live price list: every available residence with its price under each plan, in pesos with the dollar reference. One-bedroom residences are the entry to the building; the garden houses on level two and the three-bedroom penthouses are the two products the corridor does not otherwise offer at this price.
A place to live, or to let
A residence at D'Avenue works as a home, a second home or a rental. Short and long-term rentals are allowed, with a three-night minimum for short stays, and the rental market around the site is documented on this blog with its numbers. Professional managers in the bay charge about twenty percent of the gross; Boardwalk does not manage rentals, we sell the residence and you choose the manager.
